1. Guest Conduct & Community Rules
1.1 Compliance with UAE Laws
All guests must comply with the laws of the United Arab Emirates and the Emirate of Dubai. Illegal activities are strictly prohibited, including but not limited to:
- Use or possession of illegal substances
- Public intoxication
- Disorderly conduct
- Offensive behavior
- Unauthorized gatherings
Violation may result in immediate eviction without refund and reporting to authorities.
1.2 Respect for Community Regulations
Guests must respect:
- Building management rules
- Community quiet hours
- Parking regulations
- Use of shared facilities (pool, gym, lobby, etc.)
Noise must be kept to a minimum between 11:00 PM and 7:00 AM. Parties, events, or large gatherings are strictly prohibited unless prior written approval is obtained.
1.3 Occupancy Limits
- Only registered guests are allowed to stay overnight.
- Visitors must comply with building security procedures.
- Maximum occupancy must not exceed the number stated in the booking confirmation.
1.4 Prohibited Activities
- No subletting
- No commercial activities
- No illegal streaming or internet misuse
- No smoking inside the property (unless designated)
Violation may result in penalty charges.
1.5 Damage & Liability
Guests are responsible for:
- Any damage to furniture or appliances
- Loss of keys/access cards
- Excessive cleaning requirements
Repair or replacement costs will be deducted from the security deposit.
2. Terms & Conditions
2.1 Booking Confirmation
A booking is confirmed only when:
- Host accepts the booking request.
- ID/passport copies are submitted
- Security deposit (if applicable) is paid
2.2 Identification Requirement (DET Compliance)
In accordance with Dubai Department of Economy & Tourism (DET) regulations:
- All guests must provide passport or Emirates ID prior to check-in.
- Guest data may be submitted to Dubai authorities for tourism registration.
2.3 Security Deposit
A refundable security deposit may be required and will be:
- Held during stay
- Refunded within 7–14 business days after check-out
- Subject to damage inspection
2.4 Limitation of Liability
The operator shall not be liable for:
- Personal injury
- Loss or theft of personal belongings
- Force majeure events
- Utility interruptions beyond control
2.5 Right to Refuse Service
Management reserves the right to refuse check-in or terminate a stay without refund if house rules or UAE laws are violated.
3. Cancellation, Refund, Return & Tax Policy
3.1 Cancellation Policy
Standard Policy:
- Free cancellation up to 15 days before check-in
- 50% refund for cancellations within 7-5 days
- No refund for cancellations within 72 hours of check-in
- No refund for no-shows
3.2 Early Departure
No refund will be provided for early check-out after check-in.
3.3 Refund Processing
Refunds will be processed:
- Within 7–14 business days
- Via original payment method
- Subject to deduction of bank processing fees (if applicable)
3.4 Return Policy
As this is a short-term accommodation service, no physical goods are sold. Therefore, traditional return policies do not apply.
3.5 Tourism Dirham & Taxes (Dubai Specific)
In accordance with Dubai regulations:
- Tourism Dirham Fee applies per bedroom per night:
- AED 10 – Standard
- AED 15 – Deluxe
- AED 20 – Higher category
- 5% UAE VAT may apply to service fees.
Guests agree to pay all applicable government taxes and fees.
4. Check-In & Check-Out Policy
4.1 Check-In
- Standard Check-in: From 3:00 PM
- Early check-in subject to availability
- Passport/Emirates ID mandatory
- Security deposit required before access
Self-check-in instructions may be provided prior to arrival.
4.2 Check-Out
- Standard Check-out: Before 11:00 AM
- Late check-out subject to availability
- Unauthorized late check-out may incur additional charges
4.3 Condition at Check-Out
Guests must:
- Dispose of trash
- Switch off AC and appliances
- Return keys/access cards
- Leave property in reasonable condition
5. Data Protection & Privacy
Guest information:
- Used only for booking and regulatory compliance
- Submitted to Dubai tourism authorities as required
- Not sold to third parties
6. Force Majeure
The operator shall not be liable for cancellation or interruption caused by:
- Government restrictions
- Natural disasters
- Pandemic regulations
- Utility failures beyond control
7. Governing Law
These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Any dispute shall fall under Dubai jurisdiction.
